Care for Tracks and Rollers

The first step involves inspecting the tracks for bending, misalignment and obstruction. If there is even a slightly bent section, it should be fixed right away. Alignment is all about adjusting the horizontal and vertical sections to form a smooth track. If the brackets are damaged or there are missing bolts, they should be replaced immediately. The tracks should be cleaned from top to bottom. Mild solvent or brake cleaner should do a good job in removing the dirt. The rollers require inspection for twisted stems and worn wheels. Damaged ones should be changed as quickly as possible. It is important to lubricate the hinges holding the roller stems. If the wheels are made from steel and not from nylon, they require lubrication too.

Safety Sensors Maintenance

These opener accessories also known as photo eyes play an important role and require proper cleaning and adjustment. It should be sufficient to wipe them with soft dry cloth. They should be aimed at each other to work properly. Testing the sensors is an important part of garage door maintenance. It is best to run a test every three or four months. It involves taking a long thin object like a broom and waving it in front of the sensors while the opener is closing the door. If these devices work properly, the door must reverse. If it keeps going down, this indicates that the sensors are malfunctioning. They should be repaired or replaced. Usually, it is necessary to change both photo eyes together.
